Waterfront Modern

This 3 bedroom 2 1/2 bathroom 2 family home was built for clients who wanted a modern look that also blended with the environment on restricted budget. Energy efficiency was a priority for the clients, and privacy between the living space and rear deck was essential for two family living.

Due to floodplain restrictions and to provide both front and rear entry to a future carriage house the home was raised.

Both front and rear decks provide privacy and exceptional views of the harbour and mountains respectively, while the modern stucco finish was coloured to blend in with the surroundings.

Despite budget limitations the interior designs did not compromise on style, including shiplap walls, hickory engineered flooring, and white oak live edge shelving that contributed to the modern appearance.

The en suite bathroom features heated tile flooring, white oak cabinets with quartz tops, while the kitchen features white oak cabinets with white quartz counter tops.

This Net Zero home achieved several energy efficiency certifications reflecting the reduced energy consumption savings achieved by the clients.
